Submitted documents describe roof-level plant, an HVO-fuelled standby generator compound, chilled-water cooling and rooftop solar. No decision has been published.

Atlantic Hub Property Limited

Derry, Northern Ireland

Reserved matters approval granted by Derry City and Strabane District Council on 9 October 2024 for one IT service and data centre building with substation compounds, generators, switchgear and transformers on land east and west of Maydown Road, Derry. No capacity figure is disclosed on the statutory planning register.

Outline planning permission, with all matters reserved, granted by Northumberland County Council on 8 May 2025 for up to ten Class B8 data centre buildings totalling up to 540,000 sqm gross internal area, plus a substation, emergency generators and ancillary structures. The permission states floor area only; no electrical capacity figure appears on the statutory register, so none is recorded.

Santander UK Plc

Narborough, East Midlands

Carlton Park Data Centre 1 & 2 at Narborough, Leicestershire is operated by Santander UK Plc and holds an Environment Agency environmental permit (EPR/QP3533ED) for its standby diesel and Diesel Rotary Uninterruptible Power Supply units. The permit regulates backup power generation plant only and states no figure for the data centres' IT load or grid connection, so no capacity is recorded.

The UK's first AI Growth Zone, based at Culham in Oxfordshire, announced by the Prime Minister in January 2025 as part of the AI Opportunities Action Plan. Government describes AI Growth Zones as hubs for AI-enabled data centres with improved access to power and planning support.

Bedford, East of England

On 15 June 2026 the Secretary of State issued a direction under section 35 of the Planning Act 2008 requiring this proposed data centre campus at Ampthill Road, Bedford, in Central Bedfordshire, to be consented through a Development Consent Order. This is a designation at the pre-application stage: no application has been examined or decided, and no power capacity figure is published in the direction or decision letter.

Hayes, London

The London Borough of Hillingdon approved hybrid application 78343/APP/2025/719 on 29 October 2025 for a four-phase redevelopment of Hayes Bridge Retail Park and Heathrow Interchange into a data centre campus. Phase 1 has full planning permission for a data centre building with energy, power and water infrastructure and site access works. Phases 2 to 4, comprising an innovation hub and two further data centre buildings, are approved in outline with all matters reserved. The register states no electrical capacity, so none is recorded.

Hayes, London

The London Borough of Hillingdon approved application 38421/APP/2021/4045 on 26 April 2022 for redevelopment of the Tudor Works site at Beaconsfield Road, Hayes, to deliver a data centre campus comprising two data centre buildings (Use Class B8) with associated energy and electricity infrastructure, plant, a security gatehouse, highway works, parking, landscaping and ancillary office use. The council register states no floorspace or electrical capacity, so none is recorded here.

Eccles, North West

Salford City Council approved with conditions, on 23 July 2025, the demolition of existing structures, land remediation and redevelopment of the former White's Reclamation Site on Liverpool Road, Eccles, for an employment scheme comprising a data centre (Class B8) and ancillary office (Class E), together with substations, plant, parking, servicing, landscaping and access works. The application was determined at Planning Panel following committee consideration on 6 February 2025. The register states no electrical capacity, so none is recorded.

Outline permission only. The council cites 87,000 sq m of floorspace; no IT-load or grid-connection figure has been verified. The developer states the site was sold to Equinix in October 2025, which has not been verified from a regulatory filing.

Consent reported May 2026, with heat reuse into the Bradford Energy Centre. A 5.6 MW figure is reported without a stated definition.

Woking, South East

Digital Realty (UK) Limited operates a data centre at Kestrel Way on the Goldsworth Park Trading Estate in Woking under Environment Agency permit EPR/TP3530DV, issued on 27 February 2018. The permit decision document records 65 diesel-fuelled standby generators with an aggregated combustion capacity of 214 MW thermal. That is a heat input figure for backup plant and is not the site's IT load or grid connection, so no electrical capacity is recorded for this site.

Operational Equinix colocation facility in London Docklands (E14 9GE). The Environment Agency permit covers 64 MWth of standby generator thermal input, which is a heat input figure and not an IT-load capacity, so no capacity figure is recorded.

Outline planning permission for a phased data centre campus on the former AkzoNobel decorative paints site off Wexham Road, Slough, granted by Slough Borough Council's planning committee on 26 November 2025. The section 106 agreement includes a commitment to make waste heat available to a future district heating network. No power capacity figure is published.

Hamilton, Scotland

A data centre campus with ancillary offices, back-up generators, fuel storage, a battery energy storage system and an electricity substation is proposed at Haspielaw Farm, Hamilton. South Lanarkshire Council issued an environmental screening opinion on 25 June 2025 confirming an environmental impact assessment is required. This is a pre-application procedural step: no planning application for the campus has been determined.

Vantage Data Centers (formerly Next Generation Data)

Newport, Wales

An operating colocation campus at Imperial Park, Coedkernew, near Newport, built as Next Generation Data and acquired by Vantage Data Centers in July 2020, since marketed by Vantage under its Cardiff campus branding. It is a separate site from the Vantage Bridgend scheme and from the Rover Way project in Cardiff.

Two further data centre buildings, KLON-07 and KLON-08, proposed on Plot F of the Kao Data Harlow campus, together with a substation and ancillary offices. The site sits within Harlow's London Road (North) Local Development Order, so the scheme is progressed through a confirmation-of-compliance application rather than a conventional planning application. Applicant recorded as KD 6 Limited.

Demolition of an existing industrial and warehouse building and erection of a 25,900 sq m data centre at Kenwood Point, Stockport, with associated parking, servicing and access. Approved by Stockport Council's Heatons and Reddish Area Committee. Applicant recorded as KD 5 Limited.

DataVita, in partnership with CoreWeave

Airdrie, Scotland

Scotland's AI Growth Zone, delivered by data centre company DataVita around its Airdrie site in partnership with AI cloud firm CoreWeave. Government states £8.2 billion of private investment is committed, supporting more than 3,400 jobs and including a renewables park alongside the data centres.

Slough, South East

Recovered appeal allowed by the Secretary of State. The end operator is not identified in the decision letter and no capacity figure is given. Battery storage is co-located.

Nscale, with NVIDIA and OpenAI

North East

AI Growth Zone announced for the North East alongside the UK-US Tech Prosperity Deal, with British firm Nscale partnering NVIDIA and OpenAI to deliver "Stargate UK". Government states the zone has the potential for more than 5,000 jobs and billions of pounds of private investment.

Wales

AI Growth Zone confirmed for North Wales, which government says is uniquely positioned to draw on the potential of the UK's first small modular reactor at Wylfa. The announcement is linked to more than 3,400 new jobs for the region.

London, London

Demolition of an existing building at Unit F, 6 Premier Park Road, Park Royal, and redevelopment to provide a 25,281 sq m (GEA) data centre. Considered and resolved at the Old Oak and Park Royal Development Corporation planning committee on 26 February 2026. No power capacity figure appears in the committee papers.

Cardiff, Wales

Cardiff Council granted full planning permission on 15 April 2025 for the partial removal of fill material, reprofiling groundworks and the installation of an energy park comprising a battery energy storage facility, associated substation and ancillary buildings, together with a data centre, on land at Rover Way, Splott. The Planning Committee resolved to grant on 17 October 2024 subject to a Section 106 agreement, and the decision was issued once that agreement was completed. The register does not state an electrical capacity for the data centre, so none is recorded.

Microsoft

Leeds, Yorkshire and the Humber

A hybrid scheme for data centre buildings on the former Skelton Grange power station site at Stourton, Leeds, brought forward by Harworth Group with Microsoft. Leeds City Council's planning committee resolved to grant permission in April 2026, but no decision notice has been issued, so the scheme is not yet consented.

Vantage Data Centers and Microsoft

Bridgend, Wales

AI Growth Zone announced for South Wales, delivered with Vantage Data Centers and Microsoft. Government states £10 billion of investment will unlock at least 5,000 jobs, including at the former Ford Bridgend Engine Plant.

Hybrid planning application submitted. The developer's own engagement timeline gives construction of building 1 from early 2026 and site completion between 2028 and 2040; those are stated intentions, not verified outcomes.

The VIRTUS LONDON1 data centre at Trade City, Crown Road, Enfield holds Environment Agency permit EPR/PP3225SX, issued on 13 September 2023 to Enfield DC Service Company Limited and recorded as effective on the public register. The permit relates to combustion plant on the site. No electrical capacity is stated on the register entry, so none is recorded.

VIRTUS Data Centres

Uxbridge, London

Campus counted as one project. London 5 and 6 are permitted and operational; the permit was refused in part for London 7 and 8. That refusal is of the environmental permit, not necessarily of planning consent.
